Home information packs or HIPs as they are known, are a collection of required and authorised documents that are now required before you sell your flat, house, bungalow etc.
A Home Information Pack consists of 'Required Contents' and 'Authorized Contents'. All Information in the pack has to be listed within the Index section.
Required Contents:
Index - an index of all documents included in the pack, as well as any missing documents that are to be included later.
Sales Statement - a brief statement of the property being sold.
Energy Performance Certificate: An energy efficiency rating and an environmental impact rating.
Land Registry Title and Plan - up-to-date official record of the land owner.
Standard searches.
Copy of the New Homes Warranty - Only applicable for new builds or converted properties.
A Home Information Pack may contain:

Home Condition Report.
Information Identifying the Property - Maps, plans or drawings.
Warranties and Guarantees.
Additional Searches - Environmental searches, mining searches, flood risk search or searches relating to telecommunications or transport.
Additional Documents for Leasehold Properties - Including management information, copy of the lease and landlords details.
